An Air Conditioning and
Heating Checkup is a tune-up for the two most expensive pieces of mechanical
equipment in your home. Just like the tune-up for your car is important to help
it last and keep it running smoothly, so is a tune up for you’re A/C and
ventilation system !
Regular maintenance ensures that your cooling system works properly. Clogged
filters, dirty thermostats, sooty flues, leaky ductwork, and unlubricated fan
motors can significantly reduce efficiency, resulting in higher energy bills.
Routine checkups also can keep your units running trouble free for years beyond
their life expectancy.
The following items are checked in
the spring:
Outdoor condenser
unit Inspection
· Freon Pressure Check.
· Oil motor bearings. (if applicable)
· Check for presence of oil. (may indicate the need for repairs)
· Check of condenser coils for damage and restrictions.
· Check for loose or corroded wiring connections.
· Tightening all hardware.
· Measure Electric current draw. (excessive amperage is damaging to the
compressor and fan motor)
Indoor Air Handler and Evaporator Coil
· Oil motor bearings. (if applicable)
· Check for presence of oil. (may indicate the need for repairs)
· Check of evaporator coil for damage and restrictions.
· Check of blower assembly.
· Check for loose or corroded wiring connections.
· Tightening all hardware.
· Measure Electric current draw. (excessive amperage is damaging to the fan
motor)
· Clean or replace filter. (disposable type)
· Check of condensation drain, pan, pump, auxiliary pan.
Conditioned Air Duct System
· The duct system should be checked for leaks and damage.
· Temperature drop between supply and return vents. (reveals cooling
performance)
· Inspection of balanced airflow between supply and return ducts.
The following items are checked for
fall:
Furnace/Indoor Air
Handler and Evaporator coil
· Oil motor bearings. (if applicable)
· Inspection of Heat Exchanger.
· Inspection of Gas Burners.
· Inspection of Air Inlets.
· Visual and voltage inspection of Controls.
· Inspection of all Flue Venting.
· Voltage inspection of combustion and safety devices.
· Inspection of evaporator coil for damage and restrictions.
· Inspection of blower assembly.
· Visual and voltage inspection of Air Inducer Motor.
· Visual inspection for loose or corroded wiring connections.
· Tightening all hardware.
· Measure Electric current draw. (excessive amperage is damaging to the fan
motor)
· Clean or replace filter. (disposable type)
Conditioned Air Duct System
· The duct system should be checked for leaks and damage.
· Temperature drop between supply and return vents. (reveals heating
performance)
· Inspection of balanced airflow between supply and return ducts.
Please
remember, “Total Comfort” during extreme temperatures cannot be achieved
without a balanced flow of return air to the furnace and supply air to
each room in your home. This level of inspection is ignored by most all heating
and cooling companies.
